Who Is a Good Listing Agent in Mountain's Edge?

by Ryan Rose

If you are selling a home in Mountain's Edge, Ryan Rose | Real Broker, LLC is a local listing agent who prices off your own section of the master plan, markets the home properly, and handles the negotiation after the offer comes in.

What Makes Pricing Different in Mountain's Edge?

Mountain's Edge is a large master plan in the unincorporated town of Enterprise, on the southwest edge of the valley, mostly in 89178. Focus Property Group began building in February 2004, and the original plan covered 14,500 homes across more than 22 neighborhoods, with about 12,500 built by the end of 2025.

That range is the pricing problem. A 2005 home and a 2018 home both sell as Mountain's Edge, but they differ in floor plan, roof age, kitchen layout and lot size, and they often sit in different sub associations. Ryan prices from sales in your section and your product type, then adjusts for what your home actually has: single story versus two story, pool, solar, three car garage, a park or trail backing the yard.

Timing matters too. Nevada Real Estate Group, using Las Vegas MLS data for the 12 months ending September 18, 2026, reports a median of 30 days from listing to accepted offer. A home priced above its comps usually spends that window collecting showings and no offers, and the first price cut lands later and costs more.

What Does Ryan Do Once the Home Is Listed?

He gets it photographed well, written up accurately, and pushed out where buyers actually look. Mountain's Edge sells on lifestyle as much as square footage, so the listing names what is nearby: Exploration Peak Park with its trails to the 2,846 foot peak, Nathaniel Jones Park with a dog park and splash pad, Paiute Park, and the county run Mountains Edge Regional Park.

He also front loads the HOA paperwork. Most homes here carry a master assessment plus a sub association fee, and buyers ask about both. Having the documents ready keeps a deal from stalling in week two.

How Does Ryan Handle the Offer Stage?

This is where a listing agent earns the fee. Ryan reviews each offer with you on price, financing, timelines and what the buyer is asking you to pay or repair. When the inspection list comes back, he negotiates the response instead of forwarding it.

Elaine, a Zillow reviewer, wrote that when the appraisal came in low, Ryan negotiated the price down to match it, which saved her thousands, and got the sellers to complete every repair before closing. Ryan has been licensed eight years and holds a 5.0 rating from 5 Google reviews.

What Homes Are Selling For in Mountains Edge

Here is what actually closed. Las Vegas MLS records 133 home sales in Mountains Edge from July 25 through September 23, 2026, at a median price of $435,000.

Half of those sales landed between $384,495 and $541,500, so that middle band is the realistic range for most buyers.

Across the same sales, the median worked out to about $246 per square foot and the median home went under contract in about 27 days.

By property type, the medians were single family homes at $449,995 (108 sales) and townhomes at $349,940 (24 sales).

These are closed sales for that date window only, not a forecast, and they move every month. Areas are grouped by zip code, so they track the neighborhood closely without matching a master plan boundary exactly. Ask Ryan for a current pull before you price anything.
