Nevada Real Estate Group, citing Las Vegas REALTORS data, reports a median existing single family price of $540,000 in Henderson for July 2026. That was 5.4% higher than a year earlier. For the whole Southern Nevada market, Las Vegas REALTORS reported a median of $475,000 in August 2026, per News 3 Las Vegas.
So a typical Henderson house runs about $65,000 above the valley median. That gap adds a few hundred dollars to the monthly payment.
How Much Income Does $540,000 Take?
Lenders compare your monthly debts to your gross monthly income. Experian reports that FHA loans usually look for a mortgage payment at or below 31% of income, with total debts at or below 43%. Some loans allow more.

Those payments leave out property taxes, homeowners insurance, mortgage insurance, and HOA dues. Many Henderson neighborhoods sit inside master planned communities with an HOA, so ask for the dues on any home you like. Add those costs and the income you need goes up.
How Can You Buy in Henderson on Less?
Start with the home type. Condos and townhomes cost less across the valley. Las Vegas REALTORS put that median at $299,900 in August 2026, per News 3 Las Vegas. Henderson has its own mix of both.
