Why Your Las Vegas Home Isn't Getting Showings
Related Articles
Your home is listed. Days pass. Few showings. Maybe none. What's going on?
In a market with over 7,000 active listings, buyers are selective. Here's what might be keeping them away.
Problem #1: Price
This is the most common reason for low showings. When buyers search online, they filter by price range. If you're priced too high, you're invisible to buyers who could afford your home and unappealing to buyers searching at your price point.
At $515,000, you're competing against $500,000-550,000 homes. If those homes are nicer than yours, buyers skip your listing.
Meanwhile, buyers who would love your home are searching $450,000-500,000 and never see it.
The fix: Get honest about pricing. Look at what's actually selling, not what's listed. Consider a meaningful price reduction if you've been sitting.
Problem #2: Photos
Buyers scroll through listings in seconds. Bad photos mean instant rejection. Dark rooms, cluttered spaces, poor angles, cell phone quality shots. All death sentences for showings.
With 7,000+ options, buyers don't give second chances to listings with bad photos.
The fix: Professional photography is non-negotiable. Re-shoot if your current photos aren't working.
Problem #3: The First Photo
Your lead photo is your billboard. If it's the backyard, a bathroom, or a poorly composed front shot, buyers scroll past without clicking.
The first photo should be your home's best feature: a stunning kitchen, a gorgeous great room, or an impressive exterior at twilight.
The fix: Ask your agent to review photo order. Lead with your strongest image.
Problem #4: Showing Access
If showing your home is difficult, agents won't bother. Lockbox issues, 24+ hour notice requirements, limited showing windows, aggressive pets. All reduce showings.
An agent with five properties to show will skip the difficult one and show four instead.
The fix: Make showing your home as easy as possible. Flexible hours. Working lockbox. Pets secured or removed.
Problem #5: The Listing Description
"Great 3-bedroom home in nice neighborhood" describes half the listings in Las Vegas. It gives buyers no reason to choose yours.
A compelling description highlights what makes your home different and desirable.
The fix: Rewrite with specifics. Updated kitchen with quartz counters. Backyard perfect for entertaining. Walking distance to top-rated school. Give buyers reasons to schedule.
Problem #6: Missing Information
Incomplete listings get skipped. Missing square footage, bedroom count, or key details send buyers elsewhere. They have plenty of complete listings to choose from.
The fix: Review your listing for accuracy and completeness. Fill in every field.
Problem #7: Location Factors
Some things you can't change. Busy streets, less desirable school zones, proximity to commercial areas. These limit buyer interest.
The fix: Price to reflect location realities. A home on a busy corner needs to be priced lower than an identical home on a quiet cul-de-sac.
How Many Showings Should You Expect?
In today's market, a well-priced, well-photographed home should generate at least 1-3 showings per week. Fewer than that signals a problem.
Zero showings after two weeks? Something is definitely wrong. Don't wait. Diagnose and fix it.
The Bottom Line
Low showings almost always trace back to price, photos, or access. These are fixable problems. Identify what's holding you back, make changes, and watch activity improve.
