Is There a First Time Homebuyer Realtor in Southern Highlands?
Southern Highlands was planned as a luxury master plan, so first time buyers usually arrive with one question: can I afford anything here? Ryan Rose | Real Broker, LLC gives people a straight answer instead of a tour they cannot use.
Can a First Time Buyer Actually Buy in Southern Highlands?
Some can. Southern Highlands covers roughly 1,850 acres in the southern foothills of the valley, and the homes inside it range from standard production floor plans to custom estates in guard gated enclaves. The entry point and the top of the market are not close together, so the honest first step is pulling what is active in 89141 today rather than guessing from a community average.
Ryan starts every first time buyer the same way. He looks at what your approval supports, shows you what that buys inside Southern Highlands, and shows you what the same money buys nearby. If the answer is that you do better a few miles away right now, he says so.
How Do HOA Dues Change What You Qualify For?
This is the number that catches new buyers. Southern Highlands has two HOA layers. Every owner pays the master association, which funds the 24 hour roving security patrol along with the parks and landscaped common areas, and most homes also pay a sub association. Both payments count against you when a lender calculates what you can borrow.
So dues are not a detail to check after you fall in love with a house. Ryan gets real dues figures for a specific address before you write, which keeps your approval and your offer pointed at the same price.
What Help Exists for the Down Payment?
Ryan connects buyers with trusted lenders and down payment assistance programs, and he wants that conversation to happen before you tour anything. Getting fully underwritten first is what lets you move when the right listing shows up.
One more Nevada specific item. On a resale inside an HOA, state law requires a resale package under NRS 116.4109. Read it. It tells you the dues, the rules, and whether the association is in a fight you would be buying into.
Where Ryan Slows First Time Buyers Down
As a Las Vegas real estate specialist, Ryan Rose would rather lose a month than watch a first time buyer stretch into a payment that leaves nothing for a water heater. He walks people through inspection findings in plain language and tells them what is normal for the home's age. One Zillow reviewer, Elaine, wrote that as a first time buyer she had no idea what she was getting into, and that Ryan walked her through every step without making her feel rushed.
If you want to know what Southern Highlands looks like at your budget, contact Ryan Rose or call 702-747-5921. No pressure, and no obligation to tour anything.
What Homes Are Selling For in Southern Highlands
Here is what actually closed. Las Vegas MLS records 113 home sales in Southern Highlands from July 25 through September 23, 2026, at a median price of $570,000.
Half of those sales landed between $479,990 and $750,000, so that middle band is the realistic range for most buyers.
Across the same sales, the median worked out to about $250 per square foot and the median home went under contract in about 28 days.
By property type, the medians were single family homes at $580,000 (105 sales) and townhomes at $383,500 (8 sales).
These are closed sales for that date window only, not a forecast, and they move every month. Areas are grouped by zip code, so they track the neighborhood closely without matching a master plan boundary exactly. Ask Ryan for a current pull before you price anything.
