Entry pricing here usually starts with attached homes and the smaller detached plans. As of September 2026, KB Home lists Gardens at Inspirada from $489,750 with three bedrooms, and Toll Brothers sells Amiata Collection townhomes from $525,000 at 1,803 to 2,154 square feet. Resales in older villages can open up other options, since the community has been building since 2007.
Lot sizes run small by Las Vegas standards in the lower priced neighborhoods. The trade is the shared space. Inspirada has seven parks, roughly 85 acres of parks and open space, and a trail system connecting the villages, so the yard you give up is partly replaced by what is a short walk away.

Here is what actually closed. Las Vegas MLS records 156 home sales in Inspirada from July 25 through September 23, 2026, at a median price of $532,375.
Half of those sales landed between $452,750 and $659,000, so that middle band is the realistic range for most buyers.
Across the same sales, the median worked out to about $262 per square foot and the median home went under contract in about 38 days.
By property type, the medians were single family homes at $545,000 (140 sales) and townhomes at $412,500 (16 sales).
