How Carpenters and Equipment Operators Qualify

Carpenters and heavy equipment operators both appear on the Worker Advantage approved professions list. At least one borrower on the loan must hold a full time position in an eligible role. You need a minimum 640 credit score, six months of Nevada residency, and household income at or below $142,350 in Clark County.

The program is not restricted to first time homebuyers. Carpenters and operators who already own a home or have purchased one in the past can still apply. The maximum purchase price is $832,750, and the property must serve as your primary residence.

What the $20,000 Covers

The $20,000 arrives as a 0% interest second mortgage with no monthly payments. Repayment happens only when you sell, refinance, or reach the end of the 30 year term. You can put the funds toward your down payment, closing costs, or a rate buydown to reduce your monthly payment.

With North Las Vegas offering a median home price of $410,000, the grant covers nearly 5% of a typical purchase in that area. Paired with an FHA loan requiring 3.5% down, the Worker Advantage grant could handle your entire down payment with funds remaining for closing costs.
