What Should Buyers Know About Providence First?
Providence is a Focus Property Group master plan on the upper west side of the Las Vegas valley, mostly in the 89166 ZIP code. The plan covers 1,200 acres and was laid out for roughly 7,500 residences across 30 neighborhoods, with a mix that runs from condominiums all the way to estate homes.
That range is the part buyers underestimate. Two Providence listings at the same price can be an attached home in one sub neighborhood and a larger two story plan in another, under different sub association rules and different monthly costs. The name on the entry monument tells you very little about the house itself.
The parks are what most buyers are really paying for. Knickerbocker Park at 10695 Dorrell Lane has a nature trail with workout stations, a baseball field, playgrounds, a splash pad, separate large and small dog parks, and a view of the Las Vegas skyline. Huckleberry Park at 10325 Farm Road adds basketball, tennis and pickleball courts, multi use fields, two playgrounds, a splash pad and its own dog parks. The Promenade at 7195 Egan Crest Lane is a linear walking park with seating and an interactive playground. What Homes Are Selling For in Providence
Here is what actually closed. Las Vegas MLS records 223 home sales in Providence from July 25 through September 23, 2026, at a median price of $500,000.
Half of those sales landed between $415,000 and $619,900, so that middle band is the realistic range for most buyers.
Across the same sales, the median worked out to about $249 per square foot and the median home went under contract in about 30 days.
By property type, the medians were single family homes at $525,000 (194 sales), townhomes at $350,000 (17 sales) and condos at $253,995 (12 sales).
These are closed sales for that date window only, not a forecast, and they move every month. Areas are grouped by zip code, so they track the neighborhood closely without matching a master plan boundary exactly. Ask Ryan for a current pull before you price anything.
