Summerlin is one of the most family oriented communities in the Las Vegas valley, and the quality of its public schools is a major reason why. But not all school zones within Summerlin are created equal. The community spans multiple elementary, middle, and high school boundaries, and the feeder pattern your children follow depends entirely on which neighborhood you choose.

Premium Tier: Vassiliadis to Rogich to Palo Verde

This is the gold standard. Vassiliadis Elementary is the number one elementary school in Clark County, posting 82 percent math proficiency and 76 percent reading proficiency. Students feed into Sig Rogich Middle School, the top ranked middle school in the county and number 12 in Nevada. From Rogich, students move on to Palo Verde High School, ranked number 19 in the state.

The primary neighborhood for this feeder pattern is The Paseos, with homes generally priced between $650,000 and $800,000. Parts of Summerlin West also qualify. This is the most competitive zone in terms of demand and pricing, and homes here tend to sell quickly.

Strong Tier: Givens to Faiss/Rogich to Palo Verde

Families zoned for Givens Elementary still land in a strong position. Givens feeds into either Faiss or Rogich Middle School depending on exact location, and both middle schools connect to Palo Verde at the high school level. The Vistas is the primary village associated with this pathway. Homes in The Vistas offer a range of price points and architectural styles, making this tier accessible to a broader set of buyers.

This feeder pattern does not carry quite the same top to bottom prestige as the Vassiliadis track, but the endpoint is the same: Palo Verde High School. For families whose primary concern is the high school, this tier delivers excellent value relative to the premium zone.

Solid Tier: Lummis/Bryan/Staton to Becker to Palo Verde

Several Summerlin villages feed through Lummis, Bryan, or Staton elementaries into Becker Middle School, which then connects to Palo Verde. This tier includes parts of The Arbors, The Hills, and The Pueblo. All three elementary schools are respectable within the CCSD system, and Becker Middle is a functional, well attended school.

Homes in this tier tend to offer more square footage and larger lots at lower price points compared to The Paseos. For families who want to be in the Palo Verde zone without paying the premium associated with the Vassiliadis feeder track, this tier represents smart buying.

Zones to Research Carefully

Not every area within Summerlin feeds into Palo Verde. The northern boundary areas may be zoned for Arbor View High School, and parts of the Sun City and Peccole Ranch areas feed into Bonanza High School, which ranks in the bottom 50 percent statewide. These zones are not necessarily poor choices for every buyer, but families with school quality as a top priority should verify zoning at every level before making an offer.
