What Happens After I Accept an Offer on My Mountain's Edge Home?

by Ryan Rose

Mountain's Edge Sellers

After accepting an offer on your Mountain's Edge home, the transaction enters escrow where you must immediately order the HOA resale package, continue making the home available for buyer inspections, respond to any repair requests, maintain the property in its current condition, and prepare for closing while your agent coordinates with all parties.

Immediate Actions

Within the first 24 to 48 hours after acceptance, several things happen simultaneously. Escrow opens with the title company. The buyer deposits earnest money (typically 1% to 3% of purchase price) into the escrow account. Your agent provides executed contracts to all parties.

You must order the HOA resale package from Mountain's Edge immediately. Nevada law requires sellers to provide this document, and the HOA has up to 10 business days to prepare it. The buyer can cancel up to 5 days after receiving it, so delays create risk. Order it the same day you accept the offer.

The Inspection Period

The buyer schedules a home inspection, typically within 7 to 10 days of acceptance. You do not attend this inspection. Simply ensure the home is accessible and that utilities are on (if the property is vacant).

Following inspection, the buyer may request repairs, credits, or do nothing. In the current Mountain's Edge market, buyers commonly request some form of concession. Your agent will present these requests and advise on reasonable responses. You can agree, counter, or refuse, but unreasonable refusals risk the buyer canceling.

Maintaining the Property

Your legal obligation is to maintain the property in substantially the same condition as when the buyer made their offer. Continue routine maintenance: keep the yard maintained, ensure systems function, and avoid removing any fixtures or items included in the sale.

Continue allowing showings if you receive backup offers. Backup offers provide security if the current buyer cancels. Do not relax property presentation until closing is complete.

Appraisal and Underwriting

If the buyer is financing, their lender orders an appraisal around week two or three. You do not attend or participate. The appraiser inspects the property briefly and compares it to recent sales.

If the appraisal meets or exceeds the purchase price, the transaction proceeds normally. If it comes in low, renegotiation may be necessary. Options include: the buyer pays the difference in cash, you reduce the price, or you split the difference.

The buyer's loan goes through final underwriting approval. This process can surface last minute requirements for the buyer, but typically does not affect sellers directly.

Final Steps Before Closing

A few days before closing, the buyer conducts a final walkthrough. Ensure the home is clean, all personal belongings are removed (unless otherwise agreed), and any agreed repairs are complete.

Review your settlement statement carefully before closing day. Verify all charges, credits, and calculations. Ask questions about anything unclear.

Local Expert Insight

Ryan Rose stays actively involved throughout the contract to closing period, not just at the beginning and end. Proactive communication with the buyer's agent, lender, and title company prevents surprises. When issues arise (and they often do), immediate attention keeps transactions on track. Mountain's Edge sellers benefit from an agent who treats the period after acceptance as critically as the marketing period before.
