The design center appointment is one of the most exciting and financially consequential moments in the new construction process. Las Vegas buyers are often surprised by how quickly a $500,000 home becomes a $560,000 home after a few hours with a design consultant, so going in prepared makes a significant difference.

What Happens at the Design Center

After you sign your purchase contract, your builder will schedule a design center appointment typically within 2 to 4 weeks. This is where you select every interior finish: flooring, countertops, cabinets, tile, paint colors, fixtures, and structural options if you have not already chosen them. Appointments usually run 2 to 4 hours for production home buyers. What buyers often do not calculate is the actual dollar amount with interest over a 30-year loan.

Kitchen and bathroom tile selections are another area where costs escalate quickly. Decorative tile backsplashes, extended tile showers, and custom layouts carry significant per-square-foot premiums at the design center versus aftermarket pricing.

Builder design center credits, ranging from $10,000 to $50,000 depending on the builder and the market moment, can offset some of this spending, but credits have deadlines and approved item restrictions.

How to Prepare Before You Walk In

Research what upgrades are structural or permanent before your appointment. Structural options like extended garages, bedroom conversions, and covered patio extensions must be selected now and cannot be added later at any price. Everything else, including countertops, flooring, and light fixtures, can be done after closing by independent contractors, often at lower cost.

Walk through model homes in advance and photograph the features you like. Know your upgrade budget before you sit down, and treat that number as a hard ceiling rather than a starting point.
