Southwind is a brand-new community by Century Communities. It sits at 9809 Lost Horse Avenue in southwest Las Vegas, just south of the Mountain's Edge master plan. The community opened in June 2024 and is now in Phase 3 of its build out.

Southwind keeps things simple. There are three two-story floor plans, all with two-car garages, ranging from 2,054 to 2,605 square feet. Base prices start at $510,990 and go up to $543,990. The HOA is just $69 per month, which is one of the lowest in the entire southwest valley.

Quick Move-In homes are usually available for buyers who cannot wait 6 to 10 months for a new build. A recent QMI Residence 2308 was listed at $587,940 with options included. A Residence 2605 in the community closed for $574,990 in late 2025. Ask the sales office for current QMI inventory.

HOA (Homeowners Association): The Southwind HOA is $69 per month. That is unusually low for southwest Las Vegas. Most newer communities in this area charge between $100 and $200 per month. The dues cover basic common area landscaping and community upkeep. There is no on-site pool or clubhouse, which is why the dues stay low.

SID (Special Improvement District): A SID is a tax assessment that pays for public infrastructure like roads, sewers, and parks. SIDs show up as a separate line item on your property tax bill. Based on the most recent closing record we pulled inside Southwind, no SID was itemized. That said, this is not a confirmed builder disclosure. Always ask the sales office for a written SID statement before you sign.

LID (Local Improvement District): A LID works the same way as a SID but covers a smaller area. We have not found a LID at Southwind. Adjacent Mountain's Edge does have a SID that funded the regional parks. Confirm Southwind sits outside that boundary with the sales office or by pulling the parcel record from the Clark County Treasurer.

Bottom line: at $69 per month with no confirmed SID, Southwind has one of the lowest carrying costs you will find in a new-construction community in this part of town.

Family life in this part of town is easy. Exploration Peak Park sits just north of the community with a playground, hiking trails, and Native American cultural elements.
