Quick Move-In homes are usually available for buyers who cannot wait 6 to 10 months for a new build. A recent QMI Residence 2308 was listed at $587,940 with options included. A Residence 2605 in the community closed for $574,990 in late 2025. Ask the sales office for current QMI inventory.
Most buyers focus on the mortgage payment. Your real monthly cost includes property tax, HOA, and insurance too. Below is a realistic estimate based on the median Southwind plan, Residence 2308, at the $525,990 base price.
Assumptions: $525,990 base price, 20% down, 30-year fixed at 6%, estimated property tax of $2,750 per year, $69 HOA, no confirmed SID, and home insurance around $1,320 per year. Your real numbers will vary based on your loan, credit, and final price. The builder rate of 3.875% would push the mortgage portion well below this estimate.
Run Your Own Numbers With Our Mortgage Calculator ↗HOA (Homeowners Association): The Southwind HOA is $69 per month. That is unusually low for southwest Las Vegas. Most newer communities in this area charge between $100 and $200 per month. The dues cover basic common area landscaping and community upkeep. There is no on-site pool or clubhouse, which is why the dues stay low.
SID (Special Improvement District): A SID is a tax assessment that pays for public infrastructure like roads, sewers, and parks. SIDs show up as a separate line item on your property tax bill. Based on the most recent closing record we pulled inside Southwind, no SID was itemized. That said, this is not a confirmed builder disclosure. Always ask the sales office for a written SID statement before you sign.
LID (Local Improvement District): A LID works the same way as a SID but covers a smaller area. We have not found a LID at Southwind. Adjacent Mountain's Edge does have a SID that funded the regional parks. Confirm Southwind sits outside that boundary with the sales office or by pulling the parcel record from the Clark County Treasurer.
Bottom line: at $69 per month with no confirmed SID, Southwind has one of the lowest carrying costs you will find in a new-construction community in this part of town.
Southwind is zoned for the Clark County School District (CCSD). Here are the assigned schools.
| School | Type | Rating |
|---|---|---|
| Tyrone Thompson Elementary | K-5 | Niche A-, top 10% in NV |
| Gunderson Middle School | 6-8 | About 3.1 mi away |
| Sierra Vista High School | 9-12 | Niche B-, GreatSchools 4/10 |
Tyrone Thompson Elementary is the standout. It earned a Niche A minus rating and ranks in the top 10% of all Nevada elementary schools. The school is just 1.5 miles from the community. Some families also explore charter options like Pinecrest Academy and Coral Academy of Science. Always confirm your assigned schools with the CCSD zone lookup tool, since boundaries can shift.
Family life in this part of town is easy. Exploration Peak Park sits just north of the community with a playground, hiking trails, and Native American cultural elements. Mountain's Edge Regional Park and the Mountain's Edge bike and hike trail network are also a short drive away. The neighborhood streets are quiet and well kept.
Southwind itself does not have an on-site pool or clubhouse. That is by design. Keeping the community lean is what allows the HOA to stay at $69 per month. Most of your daily life will play out in the surrounding southwest Las Vegas area, which is loaded with options.

Here is how Southwind stacks up against three nearby new-construction communities in the same 89178 zip code.
| Feature | Southwind | Keystone | Stonehaven | Triad Springs |
|---|---|---|---|---|
| Builder | Century Communities | Beazer Homes | Richmond American | Lennar |
| Base Price | $510,990 to $543,990 | $519K to $579K | $580K to $730K | From $580K |

| Sq Ft Range | 2,054 to 2,605 | Two-story | 2,310 to 3,270 | Up to 2,670 |
| Standout | Low HOA, low entry price | Owned solar, energy savings | Larger homes, 3-car garages | "Everything's Included" |
Southwind wins on price and carrying cost. If you want a bigger home or 3-car garage, Stonehaven and Arborbrook is the move. If solar and energy efficiency matter most, Keystone is worth a look. If you want upgrades baked in without negotiating, Triad Springs is the play.
