Sierra at Skyeview is a 31 home cluster collection by Century Communities. It sits inside Skyeview, one of the newer neighborhood pockets within Skye Canyon. Skye Canyon is a 1,700 acre master planned community in Northwest Las Vegas.

The cluster layout is the key thing to understand here. Homes share a private drive instead of sitting on a typical street. That cuts down on yard work and front of home maintenance. It also keeps the neighborhood quiet, since only a small group of homeowners share each drive.

Even though Sierra itself is small, every home gets full access to Skye Canyon amenities. That includes the Skye Center clubhouse, the Skye Fitness gym with a junior Olympic pool, four community parks, miles of trails, pickleball, and dog parks. HOA, SID, AND LID EXPLAINED

HOA (Homeowners Association): Skye Canyon has two layers. The master HOA is $83 per month, paid by every Skye Canyon home. That covers the Skye Center clubhouse, Skye Fitness gym, four community parks, miles of trails, pickleball courts, and community events. $83 is one of the lowest master HOA fees among Las Vegas master plans with this much amenity load. Sierra also has its own sub-HOA. The exact dollar amount is not yet published, but based on similar cluster home products in Las Vegas, expect $80 to $150 per month additional. Verify the exact number at the sales office before signing.

SID (Special Improvement District): Skye Canyon is well known for SIDs, which funded the original infrastructure for the master plan, things like roads, sewer, and water lines. Sierra falls inside the Skye Canyon SID range of $2,400 to $4,800 per year. The SID is billed twice a year on your property tax statement and lasts 10 to 20 years. You can prepay it with a 3% prepayment penalty, which is standard in Nevada.

LID (Local Improvement District): A LID works like a SID but covers a smaller area. Skye Canyon's primary assessment is a SID. SIDs transfer with the home and CAN trigger foreclosure if unpaid, since they are billed with property taxes. Make sure your lender accounts for the SID when calculating your monthly escrow. Can I negotiate with Century Communities?
