A GATED 47 HOME COMMUNITY IN 89121

Emerson Estates is a small, gated community of 47 single-family homes by Beazer Homes in East Las Vegas. The community sits on Regency Cove Court in the 89121 zip code, just steps from Las Vegas National Golf Course. It is in the final phase, so the lots remaining today are the lots that will close it out.

You get three Choice Plans on one street: a true single-story Zion at 2,191 sq ft, a two-story Valencia at 2,532 sq ft with a main-level guest suite, and an Everett at 2,735 sq ft with a small upper loft above a single-story footprint. Pricing starts at $549,990 and runs up to $615,990 on the Everett.

The big draw is energy efficiency. Every home includes owned rooftop solar at no upcharge, and Beazer markets up to $4,859 in annual savings from the system. Each home is also DOE Zero Energy Ready, ENERGY STAR certified, and Indoor airPLUS qualified, which is rare at this price point. Add a 10 to 15 minute drive to the Strip and the airport, and you have a lifestyle and energy play tucked inside an established part of town.

ABOUT BEAZER HOMES

BEAZER HOMES

Beazer Homes is the only builder at Emerson Estates. They are a publicly traded national homebuilder headquartered in Atlanta and rank among the top 10 builders in Las Vegas. Beazer's reputation in this market is built on energy efficiency and floor plan flexibility, not deep amenities.

What makes Beazer different is the combination of Choice Plans and Mortgage Choice. Choice Plans let you adjust certain rooms inside the floor plan at no extra cost. Mortgage Choice is the opposite of a captive lender model. You compare loan estimates from at least two Choice Lenders, and that competition keeps rates and fees honest.

Owned rooftop solar included. Every home, no upcharge, with claimed savings up to $4,859 per year.

Choice Plans. Customize the floor plan layout at no extra cost.

Mortgage Choice program. Compare loan estimates from at least two Choice Lenders for full incentive eligibility.

Energy stack. DOE Zero Energy Ready, ENERGY STAR certified, Indoor airPLUS qualified, all-electric design.

Warranty. 1 year workmanship, 2 year mechanical, 10 year structural.

PLANS AND PRICING

Three plans share one street at Emerson Estates. The Zion is the only true single-story option in the lineup. The Valencia is the two-story choice with a main-level guest suite. The Everett uses a small upper loft above a single-story footprint to add the most square footage in the community.

Quick Move-In homes at Emerson Estates can typically close in 30 to 60 days. Because this is the final phase, QMI availability is also the strongest place to negotiate pricing and credits. Ask Ryan for the current list before you tour.

Estimated Total Per Month, Before Solar Offset

One number not in the box matters here. Beazer claims owned rooftop solar saves up to $4,859 per year, which is roughly $405 per month off your power bill. That is a real offset against the total above, and it is included at no upcharge. Numbers are estimates only. Your real payment will depend on your loan terms, credit score, down payment, and the final HOA. Always get a real quote from a lender before you sign.

HOA, SID, AND LID EXPLAINED

HOA (Homeowners Association): Beazer has not published an HOA fee schedule for Emerson Estates in public sources. Because Emerson Estates is a small gated infill community of 47 homes, the HOA is likely modest. Most comparable gated infill communities in Las Vegas run $80 to $150 per month. The HOA at Emerson Estates funds gate maintenance, entry landscaping, and common-area upkeep. Call the sales office at 702-850-6015 to get the exact monthly amount and what it covers before you sign.

SID (Special Improvement District): A SID is a tax assessment that pays for public infrastructure like roads, sewers, and parks. SIDs show up as a separate line item on your property tax bill and can run 20 years or more. They are most common in greenfield master-planned communities. Emerson Estates is built on infrastructure that already existed in 89121, so it likely has no SID. Verify by parcel at the Clark County Treasurer or AMG parcel search before closing.

LID (Local Improvement District): A LID works like a SID but covers a smaller area. Ask the sales team for any disclosure of SID or LID assessments before you write an offer. Ryan can also help you pull this information during your due diligence period so there are no surprises after closing.

SCHOOLS AND FAMILY LIFE

Emerson Estates is zoned for the Clark County School District (CCSD). Here are the assigned schools based on the model home address:

School Grades Rating
George E. Harris Elementary PK-5 Verify via GreatSchools
William E. Orr Middle School 6-8 Verify via GreatSchools
Chaparral High School 9-12 Verify via GreatSchools

GreatSchools ratings were not pulled in this research session. Families who care about test-score ratings should run an updated check via the CCSD Zone Lookup before going under contract. If school ratings are a top priority, take a look at Henderson and Summerlin communities for higher-rated zones. If lifestyle, lot size, and proximity to UNLV and the Strip matter more, Emerson Estates is a strong fit. UNLV Preparatory Academy, Pinecrest Academy of Nevada, and Las Vegas Day School are nearby private and charter options.

AMENITIES AND LIFESTYLE

Emerson Estates is a small gated infill community, so there are no internal community amenities like a clubhouse or pool. The trade-off is location. You get golf, retail, dining, healthcare, and the Strip all within a short drive.

WITHIN 5 MILES

  • Las Vegas National Golf Course, steps away
  • Boulevard Mall and Town Square
  • Smith's, Albertsons, Walmart Supercenter
  • Trader Joe's and Whole Foods nearby
  • 99 Ranch Market and Cardenas
  • Sunrise Hospital, about 3 miles north

LAS VEGAS NATIONAL GOLF COURSE

  • Walking and biking distance from the gates
  • Public course with full pro shop
  • Acts as the closest community amenity
  • Royal Links property nearby, Touchstone Living redevelopment in early planning

GETTING AROUND

  • I-215 access at Tropicana or Russell, 1.5 to 2 miles south
  • I-15 about 3 miles west
  • Las Vegas Strip 4 to 5 miles, 10 to 15 minutes
  • Harry Reid Airport about 4 miles, 10 minute drive
  • UNLV 2 to 3 miles west on Maryland Parkway
  • Downtown Las Vegas about 7 miles

Emerson Estates trades amenity space inside the gates for location outside them. You get a quiet 47 home street, owned solar, and immediate access to golf, retail, the Strip, and the airport.

CURRENT BUYER INCENTIVES

Beazer ran a $20,000 January savings promo on select to-be-built homes that ended January 31, 2026. As of May 2026, no specific replacement promo for Emerson Estates was published in public sources. Beazer's nearby Las Vegas communities are running FLEX Credits of $15,000 to $25,000, so a similar offer likely applies on the final lots here. Always confirm with the sales office at 702-850-6015 before you sign.

  • Owned rooftop solar included on every home, no upcharge, claimed savings up to $4,859 per year
  • Beazer Choice Plans floor plan customization included in base price
  • FLEX Credit equivalent likely on Emerson Estates final lots, based on sister community offers of $15K to $25K
  • Mortgage Choice savings when you compare loan estimates from at least two Choice Lenders
  • Energy stack standard on every plan: DOE Zero Energy Ready, ENERGY STAR, Indoor airPLUS

Two pieces of fine print matter on every Beazer deal. First, you must complete a loan estimate comparison from at least two Choice Lenders and use a Choice Lender to receive the full incentive credit. Second, if you apply the incentive to closing costs, a minimum of $1,000 must be allocated to closing.

Pro tip: The federal residential solar tax credit was eliminated on January 1, 2026, but that does not affect Emerson Estates buyers because the system is already included in the home price. Confirm any active May 2026 incentive directly with the sales office before you write an offer.

Where Emerson Estates wins: largest top-end square footage at 2,735, true single-story option (Zion), owned solar included with $4,859 claimed annual savings, gated 47 home feel, and a final phase that can mean stronger negotiating leverage on the last lots.

Where it trails: no internal amenities. Talamore wins inside the gates with a clubhouse, pool, and fitness center. Paradise Trails wins on price for buyers under $500K. Rochelle Estates is the closest direct match on price per sq ft.

THE BUYING PROCESS: 9 STEPS
01
CHOOSE BUILDER AND PLAN
Tour the model home at 2583 Regency Cove Court. Walk all three Choice Plans and pick the layout that fits your life. Bring your own agent on the first visit so you keep representation.
02
SIGN PURCHASE AGREEMENT
Lock in the lot, price, and any Choice Plan options with a signed contract and earnest money deposit. Have your agent review every page first.
03
SECURE FINANCING
Beazer's Mortgage Choice program asks you to compare loan estimates from at least two Choice Lenders. You can use any lender, but you only get full incentive credit with a Choice Lender.
04
DESIGN CENTER APPOINTMENT
Pick cabinets, counters, flooring, fixtures, and lighting. Set a budget before you walk in, and prioritize structural and electrical upgrades that are hard to add later.
05
PRE-DRYWALL INSPECTION
A pre-drywall inspection runs about $200 to $400 and is highly recommended. It catches framing, plumbing, and electrical issues while everything is still visible.
06
CONSTRUCTION UPDATES
Your home is built over several months. Expect updates at framing, drywall, and finish stages. Plan on 6 to 9 months from contract to closing under normal conditions.
07
BLUE TAPE WALKTHROUGH
Walk the home with the builder before closing. Tape any cosmetic issues like paint touch-ups, scratches, or trim gaps so they get fixed before you sign.
08
FINAL INSPECTION
A third-party final inspection runs $310 to $730 and is worth every penny. Do not skip this step. It catches issues the builder may miss.
09
CLOSING DAY
Sign your final paperwork, get your keys, and welcome to Emerson Estates. Beazer hands over the 1-2-10 warranty package. Ryan will walk through final settlement so there are no surprises.
FREQUENTLY ASKED QUESTIONS
Do I need my own real estate agent at Emerson Estates?
Yes, and it costs you nothing. The builder pays the agent's commission. The on-site sales rep works for Beazer, not for you. Having your own agent gives you someone whose only job is to look out for your interests during contract review, lender choice, inspections, and the punch list. Bring your agent on your first visit so the builder logs them as your representative.
Can I negotiate with Beazer?
You can negotiate, but not the way you negotiate on a resale home. Builders rarely cut base price because that hurts comps for the rest of the community. They will negotiate incentives instead, like closing cost credits, design center credits, or rate buydowns. The final phase is the best time to ask, since Beazer wants to close out the remaining lots.
What upgrades are worth it at Emerson Estates?
Spend on items that are hard or expensive to change later. Structural changes, electrical pre-wires, kitchen and bath layout upgrades, and any flooring change are worth doing at the design center. Hold off on light fixtures, paint, and window treatments since you can swap those after move-in for a fraction of design center pricing.
How long does it take to build a Beazer home?
Most new construction in Las Vegas takes 6 to 9 months from contract to closing. Beazer's Quick Move-In homes can close in 30 to 60 days, which is also where the strongest pricing often sits, especially in a final-phase community like Emerson Estates.
Does Emerson Estates have a SID or LID?
Likely no. A SID or LID is a tax assessment that pays for public infrastructure like roads and sewers. Emerson Estates was built on infrastructure that already existed in the 89121 zip, so a SID or LID is unlikely. Always verify by parcel at the Clark County Treasurer or AMG parcel search before you sign.
What does the Nevada 1-2-10 warranty cover?
Most new homes in Nevada come with a 1-2-10 warranty: 1 year on workmanship, 2 years on systems like plumbing, electrical, and HVAC, and 10 years on major structural components. Beazer follows this structure. Solar systems and major appliances carry their own manufacturer warranties. Keep all paperwork in one folder for the first year.
Can I use VA or FHA financing at Emerson Estates?
Yes. VA and FHA loans are typically accepted on Beazer homes. The Mortgage Choice program still applies, so you must compare loan estimates from at least two Choice Lenders. Quick Move-In homes are usually easier to close on VA and FHA than to-be-built homes.
What if my construction is delayed?
Delays happen, especially with weather or supply chain issues. Your purchase agreement will spell out builder remedies. They rarely include cash compensation. If you have a lock on your interest rate, talk to your lender early about an extension. Your agent can also push the builder to cover rate-lock extension fees on a meaningful delay.
Is the owned solar really worth $4,859 per year?
That is Beazer's marketed annual savings. Real savings depend on your usage, your NV Energy rate, and shading on your specific lot. Most Emerson Estates owners can expect a meaningful chunk of their monthly power bill offset by the system, since the home is all-electric and DOE Zero Energy Ready. The system is owned, not leased, so the value transfers with the home.
What schools does Emerson Estates feed?
Based on address, Harris Elementary, Orr Middle, and Chaparral High School. Confirm zoning with the CCSD Zone Lookup before you sign, since school assignments can change. Charter and magnet options are also available through open enrollment, and UNLV Preparatory Academy, Pinecrest Academy, and Las Vegas Day School are nearby private and charter alternatives.
